ARENA COP: International Talk on “Affordable Housing – ASEAN’s Experience for Vietnam”
From February 14 to 16, 2025, the 13th ASEAN Real Estate Network Alliance Council of Presidents (ARENA COP) Meeting was held at Novotel Phu Quoc Resort, Phu Quoc City, Kien Giang Province. The Vietnam Real Estate Association (VNREA) played the role of host of this year’s meeting. Dr. Lawyer Doan Van Binh – Vice President of the VNREA, Chairman of CEO Group, represented VNREA to chair the meeting.
Within the framework of the program, the “International Talk on Affordable Housing – ASEAN’s Experience for Vietnam” took place on the afternoon of February 14. At the Talk, Dr. Lawyer Doan Van Binh, on behalf of VNREA, shared about the current situation of the development of the Vietnam’s housing market in general and the affordable housing segment in particular.
In Vietnam, the residential real estate market is currently divided into three main segments, including luxury and high-end real estate, mid-range housing and affordable housing. However, while luxury and high-end housing account for the overwhelming supply, mid-range housing has a decreasing supply rate over the years, the affordable housing segment has almost “disappeared” from the market. In the period of 2021 – 2024, the Vietnam’s market has almost no supply in this housing segment.
Dr. Lawyer Doan Van Binh emphasized, “In fact, the demand for affordable housing is very large and has great potential. This is the target customer segment that a healthy and sustainable real estate market should aim for, but Vietnam seems to be missing out on this segment.”
The Vice President of VNREA said that the VNREA is implementing the scientific research on “Creating an affordable commercial housing market: International experience and policy recommendations for Vietnam”, aiming to find suitable solutions to bring affordable housing and low-cost housing back to the Vietnamese real estate market, towards a market with a more balanced and healthy supply structure.
Therefore, the talk was a special opportunity for VNREA and the Research Team to listen to the delegates’ in-depth opinions on the current situation and experience in developing the housing market, especially low-cost housing in ASEAN countries, thereby providing insights for the Vietnam’s real estate market, contributing to the implementation and completion of the research.
In his concluding remarks at the Talk, Dr. Lawyer Doan Van Binh expressed his gratitude and acknowledged the contributions on experiences in developing affordable commercial housing for Vietnam. At the same time, Dr. Lawyer Doan Van Binh emphasized that this discussion also created a basis for further research on the current situation, learning together and seeking appropriate solutions to promote the development of the affordable commercial housing segment in the real estate markets of countries in ARENA…
